What the book is
The Building Safety Act 2022 is the most significant piece of construction and building safety legislation enacted in England and Wales in a generation, and the material a practitioner needs to work with it sits in several places: the Act on legislation.gov.uk, the Government’s Explanatory Notes, and a growing body of decisions of the First-tier Tribunal, the Upper Tribunal, the Technology and Construction Court and the appellate courts.
This book puts all of it in one searchable volume. For each section of the Act it gives the text of the section, the Explanatory Notes, a digest of the reported decisions on that section (with a clickable link to the judgment on the National Archives Find Case Law service or the gov.uk tribunal decisions database), and, where the section has been litigated or is likely to be, commentary on where the law now stands and where it is going. The contents are clickable, the cases are linked, and the whole thing can be searched as one document.

Inside the book
The book follows the structure of the Act. Each of its six Parts opens with a short introduction, and each section then carries its statutory text, the Explanatory Notes, the case digest and the commentary. The sections that have generated most of the litigation so far, the leaseholder protections in Part 5 and Schedule 8, remediation orders and remediation contribution orders (ss.123 and 124), building liability orders (ss.130 to 132), and the extended limitation periods (s.135), carry the fullest commentary.
